Frank Theatres currently owns and operates 25 theaters and 256 screens in Pennsylvania, North Carolina, South Carolina, New Jersey, Florida, and Georgia.

Phase II will include an entertainment component featuring Frank Theatres. Once Phase II is completed, the center will have 584,110-square-feet of retail tenant space. The center is located at the intersection of N.C. 55 and the new interchange with the N.C. 540 Triangle Expressway that opened in December. The new Holly Springs Towne Center is one of the first major retail projects to open in the Triangle since the recession decimated consumers’ budgets and slowed the region’s rapid growth.

The original Honda showroom was built in the mid-1990s, with the GMC showroom dating back to 1969. The Campisi family purchased the former Pontiac dealership in 1976.

Named for a wild goose, Wawa is a high volume gas station chain that sells $5 million in take-out food and groceries per station each year. Staffed by 30 people, each Wawa features freshly made deli hoagies, gourmet coffees, fresh-baked goods, and groceries 24/7. Wawa is finally jumping into Florida after having covered the mid-Atlantic region with 600 locations.

Proper planning for a Tilt-Up project is crucial.  It is important to consider the slab layout to ensure there will be sufficient space for casting.  With Tilt-Up construction, casting panels typically occurs on the slab, but often casting is done on casting pads or even stacking panels on top of one another.  Engineering is the next critical phase of all Tilt-Up projects.  It is important that the tilt-up panels are engineered to withstand service and lifting loads, while also managing the economies of thickness and weight as this could result in an increase in cost.

Before the panels can be formed, the contractor must first install the foundations, and pour the slab on grade.  Once the slab is poured, a chemically reactive bondbreaker is sprayed on the slab’s surface to prevent the cast concrete of the panel from bonding with or sticking to the slab.  This is critical, as improper chemical selection or application will prevent the lifting of the panels and can cause costly demolition and rework.

Typically the forms for the panels are either dimensional lumber, a high quality plywood, or fiber board that has at least one smooth face.  Also, aluminum and steel forms can be used.  Carpenters will construct the panels based upon the pre-engineered tilt panel shop drawings designed for each panel. When constructing the forms, all window and door openings, as well as other architectural features are incorporated.  It has become popular to add a pattern or texture to the face of Tilt-Up panels.  Some of the other popular finishes used are exposed aggregate, sandblast , and brick or stone facings.  Once the bond breaker has been applied and the forms constructed, rebar is then placed and tied into a grid inside the form.  The rebar size and spacing is specified in the engineered tilt panel shop drawings by the consulted engineer.  Embeds and lifting inserts are then placed and tied in the rebar.  Plates with studs and gussets are often used, these are placed in specified locations per the structural drawings for structural steel connection to the panels once the panels are erect.  Concrete is then placed, filling the desired thickness and surrounding all steel inserts, embedded features and rebar. When the concrete is cured the forms are removed and rigging is attached.  A crane will then TILT-UP the panel into place.  The panels are set onto a foundation and secured with braces until the structural steel and the roof diaphragm is in place.

Marcobay Construction is building an all new Frank’s Theatre in South Florida. Franks Theatre Cinegrill and Bowl at the Marketplace in Delray Beach, Florida is scheduled to open in the very near future. The project encompasses 63,000 sf which includes 12 theaters, a 16 lane bowling alley, an arcade and a full service restaurant and bar area. Marcobay is working for Kite Realty on this large scale, entertainment project.

Marcobay Construction recently completed an interior remodel for Sykes Enterprises in Lakeland, Florida. This project, being the first of two phases consisted of a 26,000 SF interior remodel.  The space was converted to a call center that will eventually house 600 full time employees after the completion of Phase II. The project included complete interior demolition and remodel of a multi-building,multi-story call center with high end finishes, wall coverings and fixtures. The project was started on June 25, 2012 and was completed by August 31, 2012. Originally designed and anticipated as a 120 day project, the owner had very tight deadlines and Marcobay was able complete the project within 70 days.

Marcobay Construction will be managing Phase II of the project which is scheduled to begin later this month and complete by March 2013. Phase II will include a 55,000 SF remodel that will serve as office space for over 400 employees and include a fitness center and a deli.
