QUALITY AND CONSTRUCTION MANAGEMENT:

Marcobay strives to encompass quality in every aspect of the building process. From conception of each project to its successful completion, Marcobay works as a construction manager providing leadership and control on all matters relating to the project's construction. We keep the project team informed and use our experience to make recommendations based on the latest construction technology, cost efficiency and schedule management.  As a construction manager and as a general contractor, we offer our clients knowledge, experience and control.

Unlike most construction managers, Marcobay self performs key elements of the construction process.  Our concrete division allows us to control each step of the building process, ensuring that the finished product is consistent with the owner's expectations. We are committed to superior workmanship, knowing that long after the work is completed, our building must speak for itself.


THE CONSTRUCTION MANAGEMENT

METHOD OF BUILDING DELIVERY

The construction manager, as the name implies, is a professional consultant who offers services for a predetermined fee.   As the construction professional on the project team, the construction manager works with the owner and the architect/engineers from the beginning of the project through completion of construction. The construction manager provides leadership on all matters relating to construction, keeps the project team informed, and makes recommendations based on construction technology and economics.

Once the project budget and schedule have been established, the construction manager monitors subsequent development of the project to ensure that those targets are not exceeded without the knowledge and concurrence of the owner. The construction manager reviews and coordinates the bid package, oversees all bidding, writes the contracts for the owner, manages procurement of material and supplies, coordinates work of all trade contractors, assures conformance to design requirements, provides current cost and progress information as the work proceeds, and performs other construction-related services as required by the owner.


COMPETITIVE CONSTRUCTION SERVICES PROGRAM:

Our services are supplied as agents for the owner, working for a fee, with all contracts between the owner and the Contractors as prime contracts. This form of construction management is known as our "Competitive Construction Services Program" and is considered the "pure" form of competitive CM.

As Construction Managers, the role of Marcobay Construction Inc., throughout the life of the project is consistent and offers the lowest conflict of interest of any project delivery method.

In its fiduciary role, Marcobay Construction Inc., serves as an adjunct member of the owner's staff and does not become engaged in any other function of project delivery. Marcobay Construction Inc., always commits to place the owner's interests above its own during the execution of its work on behalf of the owner.

Once the project is at 90% complete in design, it is our belief that as a construction manager and a general contractor we have the resources to offer the owner the strongest competitive price for the construction with a detailed, tabulated bid analysis report of all project costs and schedule requirements.

The construction management method of building delivery increases in its value to the owner as the project becomes more complicated, either by tight scheduling requirements, or multiple, highly integrated prime contracts. It is not uncommon for our firm to manage between 20 to 35 prime contracts over the course of a project. The use of multiple prime contracts affords the owner the opportunity of eliminating excess overhead and profit which would normally be charged by a prime contractor on its subcontractor's work. This savings is usually substantial enough to offset the entire fee of the construction manager.

BUDGET VALIDATION AND COST ESTIMATING:

Beginning every project, Marcobay will review the owner's needs and overall program by analyzing the project size, the relationship of functions and project cost.  Our staff of estimators is well trained in producing realistic budgets with a variety of cost options for budget consideration. Marcobay's extensive experience has enabled us to develop a strong network of subcontractors and material suppliers providing a quality product at the most competitive price.

Marcobay implements our "Design for Constructability Program" into each and every project. Our project team integrates the goals of the client and the architect in a manner that will achieve maximum cost effectiveness while producing a technically superior finish. We use our collective knowledge and experience in planning, design/engineering, procurement and field operations to achieve the overall project objective.

TOOLS AND TECHNOLOGY:

Marcobay is continuously researching, implementing and adapting to the ever-changing technology within construction industry.  We have found that this desire to be cutting edge gives us an advantage over our more traditional competitors.


Currently Marcobay utilizes Prolog as our Project Management software.  The use of Prolog allows us to streamline information exchange between all members of the development team.  Document Control is imperative for any size project.  Prolog has a series of checks and balances within the software to insure that information is not lost or left unexecuted. 

Prolog also is integrated with our Timberline estimating and accounting software.  This enables us to build estimating databases to further analyze project costs over a period of time.  The accounting integration verifies all costs in terms of both cost and revenue.


Scheduling is another essential component in the success of a construction project.  With Microsoft Projects and Suretrak scheduling software, we are able to monitor, analyze and expedite all processes of the puzzle.
